Choosing the right type of boiler is one of the biggest decisions you'll make for your home's heating and hot water. Get it right and you'll enjoy reliable heat, lower bills and plenty of hot water. Get it wrong and you could end up with cold showers in winter or a boiler that's far bigger (and pricier) than you need. What Is a Combi Boiler?

A combi (combination) boiler heats water directly from the mains the instant you turn on a tap — so there's no need for a hot water cylinder or cold water tank. It's an all-in-one unit that provides both central heating and instant hot water.

Advantages of a Combi Boiler

  • Instant hot water — no waiting for a cylinder to heat up.
  • Compact — frees up the airing cupboard and loft (no tanks needed).
  • Lower installation cost — fewer pipes and parts.
  • Energy efficient — only heats the water you use, so less heat loss.

Disadvantages of a Combi Boiler

  • Struggles with high demand — running two showers at once can reduce flow.
  • Relies on mains water pressure — poor mains pressure means poor hot water flow.
  • Not ideal for very large homes with multiple simultaneous bathrooms.

Best For:

Flats, small to medium homes, and properties with 1–2 bathrooms and decent mains water pressure.

What Is a System Boiler?

A system boiler heats your central heating directly and stores hot water in a pressurised cylinder (usually in an airing cupboard). The pump and expansion vessel are built into the boiler itself, making it neater than a regular boiler.

Advantages of a System Boiler

  • Can run multiple taps/showers at once — stored hot water keeps pressure up.
  • No cold water tank in the loft — uses the mains supply.
  • Faster to install than a regular boiler (many parts are built in).
  • Great for larger homes with more than one bathroom.

Disadvantages of a System Boiler

  • Needs space for a hot water cylinder — usually an airing cupboard.
  • Hot water can run out if everyone showers at once (until the cylinder reheats).
  • Slightly higher running cost than a combi (some heat loss from the cylinder).

Best For:

Larger homes with 2 or more bathrooms, where multiple people need hot water at the same time.

What Is a Regular (Heat-Only) Boiler?

A regular boiler — also called a heat-only or conventional boiler — heats your central heating and a hot water cylinder, and is fed by a cold water storage tank in the loft. This is the traditional system found in many older British homes.

Advantages of a Regular Boiler

  • Handles very high demand — great for large households.
  • Works well with low mains water pressure (gravity-fed).
  • Compatible with older pipework and radiators — often the easiest like-for-like swap.
  • Can run a powerful shower if paired with a pumped system.

Disadvantages of a Regular Boiler

  • Takes up the most space — needs a cylinder and a loft tank.
  • Hot water can run out — you wait for the cylinder to reheat.
  • Higher installation cost — more pipework and components.
  • Less efficient — more heat loss from tanks and pipes.

Best For:

Older properties with an existing regular system, large homes with multiple bathrooms, and areas with low mains water pressure.

How to Choose the Right Boiler for Your Home

1. How Many Bathrooms Do You Have?

  • 1–2 bathrooms → A combi boiler is usually the best choice.
  • 2+ bathrooms used at the same time → A system or regular boiler keeps the hot water flowing.

2. How Much Space Do You Have?

  • Limited space / no airing cupboard → Combi boiler (no cylinder or tank).
  • Space for a cylinder → System boiler.
  • Loft space and airing cupboard → Regular boiler (if you already have one).

3. What's Your Mains Water Pressure Like?

  • Good pressure → Any type works, combi is simplest.
  • Poor pressure → A regular boiler with a gravity-fed system is often best.

4. Are You Replacing an Existing Boiler?

The cheapest option is usually a like-for-like replacement — swapping a combi for a combi, or a regular for a regular. Changing system types adds cost for new pipework, cylinder removal and tank removal. Our engineers will advise on whether a switch makes sense for your home.

5. How Big Is Your Home?

Bigger homes with more radiators need a boiler with a higher kW output. As a rough guide:

  • Small flat (up to 10 radiators): 24–27 kW combi
  • 3-bed house (10–15 radiators): 28–34 kW combi or system
  • Large 4+ bed home (15+ radiators): 35 kW+ system or regular
