Understanding Your Legal Obligations as a Landlord

What Happens During a Gas Safety Inspection?

When a Gas Safe registered engineer visits your rental property, they follow a rigorous checklist to ensure everything is in order. The inspection typically includes:

  • Appliance Testing: Checking that boilers, gas fires, and gas hobs are operating at the correct pressure and burning gas efficiently.
  • Flue and Ventilation Inspection: Ensuring that flues and chimneys are clear of obstructions and that there is adequate ventilation so that harmful fumes, such as carbon monoxide, are safely expelled from the property.
  • Tightness Testing: Checking the gas pipework for any signs of leaks or improper installation.
  • Safety Device Verification: Testing that all safety controls and cut-off devices are functioning as intended.

Once the inspection is complete, the engineer will issue a Landlord Gas Safety Record. This document will detail the results of the tests and confirm whether each appliance is safe to use.

Managing Your Records and Tenant Communication

Compliance doesn't end once the engineer leaves. You are legally required to keep a record of each safety check for at least two years. Furthermore, you must provide a copy of the current certificate to your existing tenants within 28 days of the inspection. If you are welcoming a new tenant, you must provide them with a copy of the valid certificate before they move into the property.

If an appliance fails the inspection, it will be classified as 'At Risk' or 'Immediately Dangerous.' In these instances, you must ensure that the necessary repairs are carried out by a qualified professional before the appliance is used again. It is an offence to allow the use of an appliance that has been identified as unsafe.
